Possession: Possession on open land at closing. Possession of land planted to wheat after 2019 wheat harvest. Buyer to receive sellers 1/3 share of 2019 wheat crop. All of 2019 row crop and subsequent years.
Evidence of Title: Seller will provide to the buyer, title insurance, in the amount of purchase price, with buyer and seller splitting premium 50%-50%. Seller, upon buyer's request, will obtain a mineral certificate, with buyer and seller splitting the cost 50%-50%.
Easements: This sale is subject to all rights of way and easements, whether recorded or not, and any oil and gas lease of record.
